At this time, RED3 (NEWLOOK) is seeking zoning relief for the height of the building and the first-floor use. The Zoning Code permits buildings and structures in the Business District to be up to 35' or 3 1/2 stories, whichever is less. Through the approval of a Special Use Permit, a building or structure may be up to 40'. RED3 is proposing a 4-story building at 40," which is 15% greater than the permitted height of 35'. In addition, the Zoning Code does not permit residential use on the first-floor in the business district. The updated proposal has eliminated the proposed commercial use, requiring relief from the required 1st floor commercial.
